After three years of full-time living, our family is passing this home on wheels to her next adventure. She’s been a genuine, functional tiny home through Georgia winters, summer heat, and everything in between — and we’re only selling because our family is growing and it’s time to put down roots.

🔧 Mechanical
• Diesel heater — runs hot, glow plug replaced last winter
• New battery installed one week ago
• Oil changed twice; due for another (will attempt to complete before sale)
• Drum brakes
• Has been driven in the North Georgia/Southeast Tennessee area — Kennesaw, Cumming, Soddy Daisy, and up into Dunlap.
• Solar setup: 2 active 100W panels (originally 6 — scaled back due to mountain wind conditions; 2 has been sufficient)
• Shore power capable via extension cable hookup
• Powers the fridge reliably
• Propane generator included (came with the bus; can be finicky but runs with some attention)
• Oven is wired to the propane generator
• 2 RV fans
• AC unit
• Diesel heater (mentioned above) kept us warm through three snow storms
• Small sink with hand crank water spout
• 5-gallon grey water jug
• Note: sink has a black coating that is chipping — cosmetic issue
• 1–2 propane tanks (we only need one going forward)
• Roof is due for maintenance: scraping, resealing, and a fresh coat of Tropicool. Will attempt to complete before sale.
• Propane tank is currently empty (we’re in a remote area and couldn’t get a refill truck up the mountain)
• Generator requires a little coaxing to start
• Sink coating is chipping — functional but cosmetic work needed
• No completed bathroom — the space is framed in your imagination, not in lumber yet
— headlights don’t work and the gage cluster lacks more to be desired.
But this bus has been a real home. She’s kept a family safe, warm, and sheltered. She just needs someone ready to take her to the next chapter.
